Brooklands Farm is a fine Grade II Listed detached house dating from possibly as early as the 15th century with later additions. The walls are of part stone with stone mullion windows, timbering with plaster infill panels, part tile hanging and leaded light windows under a Horsham slab and re-laid clay peg tile roof. In idyllic peaceful, rural surroundings, well away from roads, Brooklands Farm is approached by a half mile long shared, private drive.

Throughout the house there are many outstanding and original features. The drawing room is an elegant, beautifully proportioned room with a fine inglenook fireplace and there is an adjoining, impressive sitting room with a minstrels’ gallery and a deep inglenook fireplace. An unusual feature is the deep well with its transparent top and spot lighting. The dining room is delightful with its polished oak floor, beams and open fireplace, whilst the family room is currently used as a study and has attractive stone mullion windows. The kitchen/breakfast room is farmhouse style with a four oven oil fired Aga, a range of cupboards and drawers with work surfaces, polished wood floor and deep walk in pantry. A door leads to a shower room, which has French doors out to the rear garden. Bedrooms are arranged over the first floor and include a principal bedroom, which has great character with its broad oak floorboards, beams and a brick fireplace and can be arranged with an en suite bathroom and dressing room. There are five further bedrooms and three attic rooms.

From the house there is a superb long tunnel with lighting, heating and flagstone floor, which leads directly into the main barn. This is in a courtyard complex formed by the barns and cloisters’, which includes a fine period Sussex barn moved from Horsham and re-erected to provide a magnificent studio with a first floor minstrels gallery, an entrance hall with cloakroom and a large vaulted room, at present a picture gallery. On the opposite side of the courtyard there is a further barn suitable as an office or games room, store room and further room on the first floor. Beyond the barns and with a separate entrance is a detached garage block with a double and single garage and an open bay.

To the front of the house there is a wide gravelled parking area with access to the barns and the garaging with a large pond to one side and areas of lawn. There are beautiful landscaped gardens with further sweeping lawns, ornamental pond with paved surround with lawned terraces beyond with stone steps and all interspersed by numerous specimen flowering shrubs, trees and a profusion of spring bulbs. To one side beyond the post and rail fencing there is a field with a large pond.

The stable complex is approached by a spur off the drive and comprises 4 loose boxes and a tack room, at present divided for use as a studio. To one side there is a hay barn/tractor shed. There are 4 fenced paddocks and areas of woodland. In all about 19.25 acres (7.79 hectares).
